July 10-2024 5.00The view from the balcony was great. We did not get sun blasted any time of the day so you could sit out there. Pool area had comfortable lounges and tiki huts for shade. At the beach there is no easy access to the get in the water. Keep in mind this is typical of all the Florida Keys. If you cook, the kitchen is well stocked with pots, pans, glasses, etc.

Beautiful second floor condo, easily accessible via elevator and stairs! Condo comes with a FREE 2 person kayak and covered parking spot close to the lobby! Master bedroom has a king size bed with in suite bathroom and the guest bedroom has a queen bed with a guest bathroom across the hallway. Comes with fully stocked kitchen! Shared coin laundry available on every floor!
Access
GETTING HERE WITHOUT A CAR We understand that some of you will be traveling without a car. We would not recommend this, as there are many places to visit, and it could be significantly more expensive. Ride share apps such as Lyft and Uber are available in the area. Some possibilities to explore: KEYS AIRPORT SHUTTLE provides daily door to door shuttle service to and from Key West & the Florida Keys & Miami & Ft Lauderdale airports. The GREYHOUND KEYS SHUTTLE has daily scheduled departures from the Miami Airport to all areas in the Keys. CAR PARKING Parking is provided for two cars on site and is easily accessible to our unit. This condo comes with 1 complimentary covered parking spot as well. Please be aware that all guests must be registered prior to coming, and the plate numbers of cars provided
Neighborhood
The Condominium is perfectly situated! Game fishing enthusiasts will enjoy this 'Sport Fishing Capital of the World' and Divers/Snorkelers will be amazed by the underwater beauty of John Pennekamp Coral Reef State Park, the first undersea park in the US. Founders Park, just 5 minutes south, features a charming beach, walking trails and a great amphitheater. Make sure to check out the village of Islamorada website for events and concerts.
Transit
DRIVING DIRECTIONS If you are arriving via car and have a GPS / SatNav system in the car, please use 200 Wrenn Street, Tavernier, Florida as the address. If you do not have a GPS device, you can find us from the mainland by taking the Florida Turnpike south to Exit 4 - Homestead/Key West. This is the Turnpike Extension that will connect you to Route US 1 in Florida City, which takes you through the Keys to Key West at the very end of US 1. Please be aware that speed limits throughout the Florida Keys are strictly enforced. Driving Route 1 to Key West is one of the most beautiful drives there is. Please be especially careful through the Big Pine Key area as this is a Key Deer Refuge. Speed limits are reduced in this area. You can reach Sea Gulls by following Route 1 south from Homestead, over the 20-mile causeway, past Key Largo and making a left onto Wrenn Street, traversing the Old Highway at mile marker 89.9, right before Coral Shores Highschool.

House Rules
Rules of Sea Gulls Condominium Occupancy 1. USE OF ALL FACILITIES AT THE PROPERTY IS AT YOUR OWN RISK. 2. THE PROPERTY IS UNDER VIDEO SURVEILLANCE AT ALL TIMES. 3. Each homeowner has been issued two (2) electronic key access FOBS which can be used to open the 3 stairwell doors, the first-floor common areas (Hemmingway Room, recreational room, gym, yoga area and restrooms), and the pool area. Each vacation rental will be issued (1) key FOB, renters are not permitted to use homeowners key FOBS. If a FOB is lost or stolen, a fee of $60 will be assessed to replace it. 4. All renters, whether vacation renters, short term renters or long-term renters (six months or longer), and guests of owners must register with the manager at sgcondo@bellsouth.net and must complete all required documentation. All rentals made of Sea Gulls units must be in compliance with all federal, state and local laws. 5. Licensed Islamorada Vacation Rentals in two-bedroom units may have a maximum of four persons staying inside the unit, and one bedroom units may have a maximum of two persons staying inside the unit. Owners who rent their units as vacation rentals (i.e., for a shorter term than 29 days) MUST possess a valid Village of Islamorada Vacation Rental License, which must be both displayed in a window of the unit, and a facsimile maintained in the manager’s office. A copy of the lease used by owners making vacation rentals must be on file with the manager and include a copy of these rules, b) instruct vacation renters to contact the unit owner and not the manager with any repair issues or complaints. 6. When a unit is leased long term (six months or longer), a tenant shall have all use rights in Sea Gulls’ property and common areas otherwise readily available for use generally by unit owners and the unit owner shall not have such rights except as a guest, unless such rights are waived in writing by the tenant. Nothing in this subsection shall interfere with the access rights of the unit owner as a landlord pursuant to Florida law. 7. The property maintains and enforces a wristband display policy for use of all common areas. Owners are to wear orange wristbands, renters and guests are to wear rental bands (color of renters’ bands changes periodically) wristbands. You MUST wear a wristband at all times when using our lobby, pool, beach, laundry and other common areas; otherwise, you may be asked to leave. 8. Owners may have pets on the premises, but those pets must have been pre-approved by written application to the board of directors. No renters or guests may bring or have any pets of any kind on the premises. Owners’ pets are not allowed on the beach or in the pool area. Owners are expected to walk their pets along Wrenn Street, and to clean up and properly dispose of their pets’ waste. Owners’ pets must always be on a leash. Owners’ pets must not be left unattended on any balcony. Owners are responsible at all times for any damage caused by their pets. 9. Carts are stored in the first-floor stairwell nearest the lobby and available for use free of charge. PLEASE RETURN CARTS TO THE FIRST FLOOR STAIRWELL AREA IMMEDIATELY AFTER USE. 10. Hanging of towels, clothing, etc. from balconies is PROHIBITED. 11. Grilling on balconies or walkways or anywhere other than the beach area is PROHIBITED. 12. Please dispose of non-glass garbage in small bags down the trash chute (silver door in storage room opposite laundry machines) on each floor, between the hours of 8am and 10pm each day. Do not over stuff large bags into the chute. Larger or bulkier items must be brought downstairs to the building dumpsters—do not leave these in the trash room. Dumpsters are located on the first floor around the outside of the building behind the lobby area on the Wrenn Street side of the building. The building currently does not offer recycling. Anyone caught not disposing of trash properly will be charged an appropriate cleaning fee and if the chute has become jammed, will also be charged for the cost of the service call to un-jam it. Do not place household trash in other trashcans located throughout the property. An appropriate cleaning fee will be charged should the Association need to dispose of trash you have left not just in the trash room, but anywhere on the property. 13. Each floor has a laundry room with two washers and two dryers, which take quarters only. You must provide your own soap and softener. Laundry room trash cans are for lint and soft trash only. Do not leave your laundry unattended or in the machines after completing the wash and/or dry cycle. Change is available onsite. Please clean lint filters in dryers after each use and leave washing machine lids open when finished using them. Turn the lights off and close the window when you leave the laundry room. Sea Gulls Parking 1. Parking is available on a first come, first serve basis for owners, registered guests and renters, in spaces within the Sea Gulls parking lot area. 2. When parked on the premises, your vehicle MUST properly display either an owners’ decal, a renter’s or guest’s hang tag, or your vehicle will be towed, at your expense and risk. 3. Parking is allowed only in the parking lot in marked spaces and is PROHIBITED in front of the building in the underpass. 4. Parking spaces under the building are Reserved Parking for unit owners who have paid an annual fee for such parking. You will be towed should you park there and not be entitled to do so. 5. No trailers or boats of any kind are allowed in the parking lot area. No commercial vehicles are permitted to park in the parking area overnight. Noise 1. Please be considerate of your neighbors when playing music, TV’s, radios, stereos, or talking on cellphones, or allowing your dog to bark, especially when on the balconies, at the pool or on the beach area. If you can hear your music, noise, or barking from outside your unit, your neighbors can hear it too. No loud noise or parties after 10:00 p.m. and before 8:00 a.m. 2. Please refrain from shouting or yelling from the balconies. Pool and Recreational Areas 1. Pool hours are from dawn to dusk. No children under the age of 15 are allowed to use the pool, gym & yoga rooms, recreational rooms and beach without adult supervision. They are also not allowed to play in the stairwell, in walkways or the elevators. You must supervise children at all times when on the premises. You are responsible for their safety and for any damage they may cause. 2. No rinsing or washing of scuba gear in the pool is allowed. You must abide by all rules posted in the pool area. 3. Pool users must shower prior to entering the pool. Un-potty-trained children must wear “Little Swimmers” or other gear designed as pool diapers; no regular diapers are permitted. Pool users must wear proper swim attire. 4. No glass containers are allowed in the pool area or on the beach. You must clean up after yourself and not leave any trash. Trash cans are provided nearby to all our common areas. 5. Please use earphones when playing music in our common areas. 6. Removing chairs, tables, chaise lounges from the pool area is PROHIBITED. DO NOT TAKE THESE ONTO THE BEACH. 7. Grilling is allowed in grills on the beach area. Please do not dump grill ashes on the ground. Douse all flames with water and properly dispose of ashes. Grills must be attended at all times during use. Clean the grill before and after your use of it. 8. Fishing is allowed off the beach. You must possess a local fishing license to fish from the beach. Please help us to keep our beach and oceanfront pristine, and pick up your hooks, lures, line, cigarettes and trash, etc. from the beach area. Do not remove rocks from the seawall or throw them into the water, and do not remove any shells you may find as they are protected by law. Please do not feed the wildlife anywhere on the property, and beware of protected species such as crocodiles, alligators, and sea turtles. 9. Kayaks and Paddle Boards are stored on numbered racks which are rented by each homeowner. Do not leave them on the point after use. Renters have the option to rent a space on the rack for $25 a week. Please make arrangements with the property manager. In case of after-hours emergencies (death, blood, flood or fire), please call 911 first and then notify the manager. All other issues, such as a sewer back up, elevator issue or trespassers on the property, please call the manager. All non-emergency issues may email the manager. HURRICANE/TROPICAL STORM CANCELLATION POLICY NO refunds will be given UNLESS: The National Weather Service orders a MANDATORY evacuation of the Florida Keys, including Key Largo, Florida falling into the "Tropical Storm/Hurricane Warning area" The day that the National Weather Service orders a mandatory evacuation order of the Florida Keys, including Key Largo, Florida falling into the "Tropical Storm/Hurricane Warning area", we WILL refund as follows: a. Any unused portion of rent from a guest currently registered and leaves early b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted c. Any advance deposits for a reservation that is scheduled to arrive during the "Hurricane Warning" period
